Wins long-pending legal battle in Supreme Court over 550 acres in Miyapur, Hyderabad
Supreme Court Affirms State Ownership
The Supreme Court has upheld the Telangana government's title over roughly 550 acres in Miyapur, Hyderabad, ending a long-running dispute. The land is estimated to be worth ₹50,000 crore. Chief Minister A Revanth Reddy welcomed the verdict at a press conference in New Delhi, saying his government would safeguard the property and examine options for monetising it. He alleged that former Chief Minister K Chandrashekar Rao, his relative Damodar Rao and Goldstone Prasad had tried to grab the land, and that KCR, his family members and BRS leaders had attempted to encroach on government lands in Hyderabad and elsewhere in the State. The government, he said, had argued its case strongly before the court and he had directed officials to protect the property.
Why It Matters For Businesses
A clear title over such a large parcel removes a significant legal cloud and opens the door to structured land transactions. For developers, investors and lenders, the ruling signals that the State can deal with the asset without the risk of adverse claims resurfacing. If the government proceeds with monetisation, it could generate fresh opportunities in real estate, construction, infrastructure and allied services, besides creating a pipeline of public spending. The Chief Minister indicated the proceeds would be discussed in the Cabinet and, if sold, channelled into irrigation, education and healthcare. For compliance teams, the case also reinforces the importance of title diligence, encumbrance checks and litigation history before committing capital to land in and around Hyderabad. The government has separately claimed it protected government lands worth ₹1.5 lakh crore over the past three years through legal action against alleged encroachments.
What To Watch Next
Attention now shifts to the Cabinet's decision on whether, and how, the land will be sold. The mode of disposal—auction, outright sale or a development partnership—will shape valuation…
